Step 1
Gather Preliminary Information
Before starting any new project, it’s helpful to have the following in order:
+ Site Plans – The most important step to getting started is to obtain your site plans or proposed building plans in preparation for our initial consult meeting. The site plans, along with the site survey will help us get a very clear idea of the area we’re working with when we have our initial consult.
+ Site Secured – Before commencing a design contract, it’s important you have secured your proposed site. Unfortunately, we cannot start any projects that are not owned by the client.
+ Site Survey – A site survey will note all the relevant information we need to commence the build, including the approximate area of the site, the current conditions and levels of the land, and whether there are any easements or boundary restrictions.
+ Council Assessment – It’s helpful to contact Council to get further reporting done on your land to ensure there are no zoning issues, or current building restrictions and/or requirements in place for your site.
+ Budget Plan – Before you deep dive into your project, make sure you’re clear on the ideal budget for your project and all involved are on the same page.
Step 2
Initial Consult Call
During our initial phone consult, we’ll find out a little more about you and your project. We’ll work through the basic details, the overall goals, and discuss your findings from Step 1 including:
+ Do you have a site survey and what are the site conditions?(adjoining properties, easements, street access, sewer and stormwater issues)
+ What’s the approximate area and frontage of your site?
+ When would you like to commence the project?
+ What’s the approximate budget you have in mind?
Based on this information, we’ll provide you with a complimentary ballpark estimation to help you better understand the scope of your project. Now is the ideal time to raise any questions you have regarding the build so we can have everything on the table before we finalise the design contract.
Step 3
Planning and Quotation
After assessing the basic details and estimate of your project, we’ll have our first sit-down meeting to start the quoting stage. Here we’ll discuss your desired floorplan, layout and level of finishes, as well as finalising your timeframe and budget for the project. From here we’ll provide a detailed quote with accurate costings of your project and your selections.
We require a $200 quotation fee, which if you choose to proceed with the project contract, will be credited off your final project invoice.
Step 4
Design Concepts
Once you have approved the quote and signed your project contract, we’ll create a design concept that combines the best aspects of your block along with your desired layout and finishes. During this design stage, we’ll lock in the finishes you want and order any specific items ahead of time or make adjustments where necessary. This will help us to maintain an efficient build process by minimising any unforeseen financial costs or time delays.
Step 5
Construction Commences
Now for the fun part! We’ve finalised all the planning we need and can officially kick off the construction stage. You’ll have multiple opportunities throughout the construction stage to come along for site meetings and watch your dream project come to life.
Step 6
Handover
Following completion of the construction, we undertake a very thorough defect process to ensure we are only handing over the very best quality of our work.
